    The tenancy set up fee includes:
  • Agreeing the market rent and finding a tenant in accordance with the landlord’s guidelines.
  • Advertising the property with enhanced online marketing and professional photography package
  • High quality photos
  • Erecting a board in accordance with the Town and Country Planning Act 1990
  • Carrying out accompanied viewings as appropriate.
  • Negotiation of the terms of the Tenancy,
  • Vetting the tenants for suitability for the Tenancy
  • Thorough Reference Checks (including current AND previous landlord, credit rating, current employer)
  • Preparing the required paperwork for the Tenancy.
  • All pre-tenancy paperwork handled (tenancy agreement, standing order for rent payments etc)
  • Advising all utility providers of any tenancy changes
  • Advising on refurbishment
  • Providing guidance on compliance with statutory provisions and letting consents,
  • Providing notification of non-resident tax status and making an HMRC deduction, where applicable


Check Out Fee includes: This fee covers

  • Agreeing with the tenant(s) a check out date
  • Arranging an appointment and instructing the inventory provider to attend (if applicable)
  • Where Cdk Lettings has registered the deposit, the fee also covers negotiating with the landlord and tenant(s) any disbursement of the security deposit, unprotecting and returning the deposit to the agreed parties and remittance of any disputed amount to the Scheme for final adjudication.
  • It includes instructing contractors, obtaining quotes, organising the repair/replacement of items as required.

Management take over fees:

This fee is charged take over the management of a tenanted property from your current letting agent. This includes:

  • Liaising with your current letting agent to obtain all relevant tenancy/property documents required.
  • Tenancy agreement check / providing a new tenancy agreement
  • Property visit / inspection report
  • Smoke alarm check
  • Ensuring that the property is legally compliant and all certificates are up to date.
  • Obtaining new safety certificates if required.
  • Dealing with any maintenance issues raised by the tenant.
  • Serving all mandatory tenancy paperwork to the tenant, including the governments ‘How to rent’ guide.
